Your perfect winter holiday

Our comfortably furnished holiday apartments can accommodate up to ten people, some with a private sauna for relaxing after skiing. The house is centrally located in Königsleiten, just 250 meters from the ski gondola, allowing ski-in right to the front door. Alternatively, cross-country skiing and tobogganing provide varied winter experiences. The Zillertal Arena beckons with 160 kilometers of slopes and over 50 lifts.

Supermarket, restaurants, ski lessons, après-ski, and ski rental are all within easy walking distance. You can park your car for the entire week in the underground garage or directly in front of Holiday Home Simone.

Perfectly equipped kitchens

Our handcrafted kitchens offer everything you need for cooking: a refrigerator and freezer, a dishwasher, a ceramic hob, a convection oven, and a cozy Swedish stove. Crockery, cutlery, and kitchen utensils for up to 10 people are provided.

Each apartment has three separate bedrooms, a separate living room, and two bathrooms with shower/WC. High-quality hotel mattresses, as well as hygienic, hypoallergenic duvets and pillows, ensure a restful sleep.

The cozy living rooms with balcony access are equipped with cable TV, a stereo system, a DVD player, and Wi-Fi. Thanks to a sliding door, the living room can be separated and used as a fourth bedroom with a comfortable pull-out couch.

Our apartments are ideal for families: One bedroom has an additional bunk bed. Travel cots and high chairs are available upon request. Underground parking spaces, a heated ski cellar, and ski boot warmers provide additional comfort.

Arrival in Königsleiten

From Munich via Kufstein

Take the A12 to the Kufstein Süd exit. From there, continue via St. Johann, Kitzbühel, and the Thurn Pass. Then follow the B165 to Wald/Königsleiten.

Across Lake Achensee (Achenpass)

Cross the Achen Pass and drive into the Zillertal. From there, continue via Zell am Ziller and the B165 via Hainzenberg and the Gerlos Pass directly to Königsleiten.

From Munich or Innsbruck

Take the A12 and take the Wiesing exit towards Zillertal. Follow the B169 to Zell am Ziller, then continue on the B165 towards Gerlos Pass. About 5 km past Gerlos, turn left towards Königsleiten about 200 m before the toll booth.

Via the Tauern Autobahn (A10)

From the A10, take the Werfen exit and drive along the B311 towards Zell am See, then continue on the B168 to Mittersill. From there, follow the B165 to Wald/Königsleiten.

Where can I park my car?

We have an underground car park where you can park your car. If you prefer an outdoor parking space, you can also park comfortably in front of the house.

Where do I get the keys to the apartment?

Opposite the holiday home Simone is our caretaker's office, where you can get the keys and check in.

How much is the deposit and how is it billed?

The deposit is 150 euros and must be paid in cash to the caretaker on the day of arrival.

What are the check-in and check-out times?

You can move into the apartment from 3:00 PM. Check-out must be completed by 10:00 AM on the day of departure.

How is the local tax calculated?

The local tax will be paid in cash by the caretaker on the day of arrival.

Are towels and bed linen provided?

Bed linen is provided for the number of guests booked and is included in the price. Towels can be rented on site (hand towel: €2, bath towel: €3) or you can bring your own.
